By Thanksgiving, the project was complete, with no meaningful cost overruns. We started the design work in the Spring of 2012 and construction took place over the Summer and into the Fall. The homeowners wanted to be able to host the holidays in their new home which meant we had an aggressive design and construction schedule. For this reason, we had to work within the existing footprint and not consider any additions. The house sits on a wonderful piece of property that is only challenged by the wetlands that surround it. Because this three-garage lakefront home has no basement, a recreation room has been added into the attic level, which could also function as an additional guest room.Īfter having lived in 22 different places all around the world, this family decided to settle in a Dutch colonial home in Harding Township. The easily accessible entrance allows people to come in from the lake without making a mess in the rest of the home. The rear entrance features abundant closets, a laundry room, home management area, lockers and a full bath. A second-floor den can be used as a master suite retreat or an upstairs family room. A third bedroom includes a built-in bed and walk-in closet. Vanities on either side can be closed off by a pocket door, which allows for privacy as the child grows. The second floor features a spacious master suite, a children’s suite and a whimsical playroom area. On the first level, a home office/study near the main living areas keeps family members close but also allows for privacy. In the lower level, a guest suite adds additional accommodations for friends or family. While spacious, each room was designed for maximum living in minimum space. On the other side of the fireplace, expansive lake views are the highlight of the hearth room, which features drop down steps for even more beautiful vistas.Īn unusual stair tower connects the home’s five levels. When space is needed for a larger crowd, furniture in the sitting area can be traded for an expanded table and more chairs. Opening to the kitchen and a double-sided fireplace, the dining room features a lounge area and a curved booth that seats up to eight at a time. Detailed design elements and updated amenities add both warmth and character to this multi-seasonal, multi-level Shingle-style-inspired home.Ĭolumns, beams, half-walls and built-ins throughout add a sense of Old World craftsmanship. Packed with cottage attributes, Sunset View features an open floor plan without sacrificing intimate spaces. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen ending at an open shelf display with a fireplace feature in the base. The second floor features the dining room, kitchen and living room in a large open space. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. The owner hired us to do a modern renovation of their home and rear garden. This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners.
